Rebuild/Extension Mottram St Andrew

Our client purchased this house on the spur of the moment at an auction. This cottage was very poorly built and required extensive underpinning and rebuilding. Our client wanted to extend it as much as permitted to form a family home for rental. Being protected (a listed building) meant that there was significant Planning resistance to his aspirations . We added a two storey garage with office above, and extended the house itself to provide a master bedroom, sitting room and orangery with a large lantern light above.
The house is heated via an air source heat pump and is very highly insulated.
Extension and Refurbishment, Prestbury

This was an unusual project in which we were approached by the client on two separate occasions with two years between completion of one phase and starting of the next; the first time was to extend the house to the rear to form a large dining/conservatory, get rid of several flat roofed elements, sort out a garden drainage problem, and to carry out some basic landscaping. The second time we were asked for ideas to rationalize the circulation around the house. There were several entrances, no real focus or entrance hall, and the front of the house was quite unattractive and asymmetrical.

On both occasions we oversaw the work to completion.

Barn Conversion, Sutton

This barn is listed, and had been in our client’s family for more than a century. Demonstrably unfit for modern agricultural use, we were tasked to obtain planning permission to convert the barn into residential units for rental.

.We were able to convert the building into three 2/3 bedroom cottages without it losing its agricultural appearance. The building was in a dreadful state and it was necessary to underpin the external walls and to replace a significant proportion of the stone, which was achieved with the approval of the Conservation Officer.

Extension and Refurb, Prestbury

Our client wanted to achieve a 60% increase in floor area to their detached home, as well as a comprehensive refurbishment and remodeling of the interior.

Design features in this project included a new sitting room with partially glazed roof and underfloor heating, a master bedroom with ‘his 'n hers’ ensuites and a Juliet balcony, an enlarged redesigned hall with parquet flooring.

Indian Orphanage New Build, Chennai

Our Practice has been associated with and has supported ‘India Direct” since 1995, when our Principal founded the Charity.

We have designed several orphanages over the years. This one called “Joy” was built to house over 100 children survivors of the 2004 Tsunami which devastated SE India. The building has an internal courtyard and was built in the Keralan Christian style. The children chose the colour! It was built using local labour and materials.

House Extension, Macclesfield

Our client with a growing family wanted front and rear extensions with a comprehensive internal refurbishment to their four bedroom detached home.

Busy Professionals, they give us a broad outline brief, and left us to get on with it! We produced a Design Proposal and Outline Budget which was agreed after a few minor alterations.

We prepared a comprehensive tender package for the works, appointed a local builder,  oversaw the building work and administered the Contract to completion. The project was realised on time and on budget.

Extension and Refurb, Prestbury

A small extension and comprehensive refurbishment to a terraced house has transformed it completely!

The ground floor spaces have been opened up and extended to provide a cosy extended lounge and dining area, with a new kitchen and utility space and refitted wc/cloaks to complete this level.

Elsewhere, every door and piece of ironmongery have been replaced, the bedrooms opened up and the bathroom transformed into a wet room.

Art Studio Extension, Bollington

A local artist approached us and asked the best way of adding a studio to her house. On visiting the site I noticed an extensive flat roof over the large kitchen/dining area which was beginning to fail (some blistering of the roofing felt was evident) The solution was to install a pitched roof with roof lightswhich gave the dining/kitchen a more spacious and bright feel and incorporated a large dormer which formed most of the studio.

Extension, Rainow

Our client lived in a terraced house in Rainow village. The house was too small for their growing family. Its location was highly visible in this village community, on the edge of open fields, and we designed an extension to blend in with its surroundings. A local Contractor was recruited for the building work which was completed to a high standard on time and on budget.

Dentist Surgery New Build, Macclesfield

This is just to prove that we do other forms of work than residential!

This was an existing dental practice that needed an extra surgery built instead of expensive relocation. We installed the latest daylight lighting, underfloor heating and hi tech gadgetry as requested by the dentist. We also brightened the whole surgery up with a pitched ceiling and some rooflights!

Mill Conversion, Macclesfield

Our client, Silkdale Homes, purchased a two storey mill with planning permission for subdivision into 5 no 2 bedroom terraced houses, including rear extension to each house to provide bathrooms and wc/cloaks to comply with disabled access legislation.

We managed to squeeze a second floor into each property, which allowed a third bedroom – it also allowed us to make a feature of the original roof trusses within the extra bedroom.

Our client intended to rent the properties to young professionals in the area, so wanted a contemporary feel, which we achieved with the installation of purpose made powder coated aluminium windows and timber floors throughout.

New Build Development, Macclesfield

Our client, Silkdale Homes Ltd., purchased a derelict mill with outline planning permission for demolition and the building of 5 no, new 2 storey houses. After prolonged negotiation we were instrumental in increasing the value of the site by gaining approval for 7no 3-storey houses, plus some garages. We prepared working drawings, and obtained all the relevant approvals (including warranties) during the construction process. The properties were completed successfully with Silkdale selling or renting them on the buoyant local market.
